Position Overview:

 

Southwestern University has an immediate opening for a Manager of Building Maintenance. The position will report to the Executive Director of Facilities Operations (EDFO). This position provides the general management, supervision, and direction involved in planning, organizing, and controlling all maintenance services for the campus, including elevator maintenance and standby generator testing and maintenance. The Manager assigns and tracks Work Orders; determines cost, schedule and required scope for approved minor projects; manages the grounds maintenance and building maintenance contracts and ensures compliance with the University’s Safety Program and adherence to the University’s core values. The position requires flexibility and responsiveness for managing emergency situations, including response to after-hours calls when necessary. This is a full-time exempt position eligible for our comprehensive benefits program.

 

Essential Duties:

 

  • Provide managerial oversight of Building Maintenance services, including general maintenance, plumbing and electrical maintenance, elevator maintenance contract, generator testing and maintenance and grounds maintenance, both contracted and inhouse and University fleet vehicle and trailer maintenance.
  • Manage and track performance of all facilities and grounds service contracts.
  • Establish and continuously refine best practices for intake/resolution of Work Orders and maintain effective communication with stakeholders. Track response time and other KPIs to include in departmental performance reports.
  • Maintain accountability for fixed assets and equipment in conjunction with Director of Business Operations (DBO) including all warehouse inventory, hand tools, parts and supplies and run the Equipment Replacement Program.
  • Coordinating with the DBO, and Managers of Custodial Services and Central Plant, negotiate and maintain contracts for supplies and services and approve all purchases as directed by Executive Director of Facilities Operations (EDFO).
  • In conjunction with the EDFO and other Facilities managers, develop, track, and implement the overall campus facilities audit, maintenance plan, and minor project planning as needed.
  • Develop and track the budget and create or revise policies and procedures as needed for the areas managed.
  • Collaborate with the Director EH&S/Risk Management to ensure that the policies of the University and the department, including all safety regulations, are known and observed by staff in the area managed.
  • Review and ensure accuracy of staff’s time sheets/timekeeping.

 

Additional Duties

 

  • Coordinate with University Risk Manager to collect data in support of claims and warranty actions.
  • Serve on University committees and ad hoc committees as required.
  • Attend and/or participate in various University events (i.e., graduation, homecoming, etc.), after hours and on weekends as required.
  • Provide requirements and scope recommendations for major projects as appropriate.
  • Perform other duties as assigned.

 

Minimum Qualifications:

 

  • Associate’s degree in a technical field such as engineering or construction management or possess master plumbing, master electrician or state A/C contractor license.
  • Ten (10) years’ experience in a facilities maintenance environment, at least five (5) of which have been in a supervisory position.
  • Experience developing scopes and demonstrated leadership skills and hiring/team building experience.
  • Competency with Microsoft Project and with common office software such as Excel or Google Sheets, Adobe, etc.
  • Working knowledge of OSHA and other environmental/safety regulations.
  • Possess excellent written and verbal communication skills to effectively convey instructions, coordinate activities, and interact with university stakeholders, staff members, vendors, and contractors.
  • Proven ability to perform well in stressful situations.
  • Possess and maintain a valid Texas driver’s license.

 

Preferred Qualifications:

 

  • Facilities management experience in a higher education environment.
  • Experience working for a commercial equipment, DDC or other facilities maintenance-related vendor.

 

Starting annual salary: $78,000. The final offer for the successful candidate will be commensurate with experience and may exceed the starting salary.
